Planning schemes require bushfire to be considered wherever there may be a bushfire hazard nearby. This includes in designated Bushfire Prone Areas.

Bushfire Planning prepares bushfire reports that demonstrate that planning scheme policies have been considered in a planning application.

When might a bushfire report be required?

All planning scheme amendments are required to consider bushfire. Planning applications for larger developments and subdividing land will often require a bushfire report to be prepared.  â€‹

What is contained in a bushfire report?

A bushfire report demonstrates that planning scheme bushfire policies have been considered in preparing the application. Policies include:

  • Clause 13.02 Bushfire, the state planning policy for bushfire contained in every Victorian planing scheme.

  • The use and development control in a bushfire prone area, which requires bushfire to be considered for certain applications.

To demonstrate the application is appropriate, we will undertake strategic and site based assessments and development a package of bushfire measures that responds to planning scheme policies.

What we need from you

If you use our services, we will need access to your land for our site visit. You can join us for the site visit if you like, but this is not essential. We will also need plans or drawings of your site and your proposed development. Your builder, designer or architect will have these.

Bushfire attack level assessment

We can assist you to identify the bushfire attack level for your proposed new home, extension or other structure.

A bushfire attack level is a construction standard that applies to development in areas declared as bushfire prone under the Building Regulations 2006.

We can prepare the assessment based on plans of your proposal, if you have them. Otherwise we can assess the site to inform your proposal.
